San Ramon Market Update 3rd Quarter 2019
The third quarter 2019 for San Ramon home sales has indeed reflected a bit of a slow down, yet by no means has it come to a halt. Homes are still selling, maybe taking a little longer but not to worry. While a few homes are receiving multiple offers and going over list price, that is no longer the norm. Majority are coming in at list or slightly below list price.
San Ramon Results for month of September
For the month of September single family detached homes sold at an average of $1,141,552, down 11% from 2018 and the median sales price is down by 16%. On average it is taking ten days longer for homes on the market to go under contract. This is average days on the market, the shortest time period was two days and the longest 128 days.
Third quarter review for 2019 versus 2018 we are experiencing a 10% reduction in the average sales price.
2019 San Ramon Year to Date Results thru September
The home sales results for year to date look much better. Less units sold, yet average sales price is only down 1 percent and median prices down 5 per cent. Days on market is still longer than 2018. I have to say, 30 days on the market for any home is really not that longer. We have been spoiled for the past six years, because homes were selling in one to two weeks. If you were to compare our numbers to other states, you might be shocked as the length of time it takes to sell homes. In some areas, it is up to several months.

We are still in a strong market with only 1.5 months of inventory.
